What is a home inspection?
A certified home inspector will take a close look at all functional aspects of the house to determine its safety as a dwelling. The home inspector will test the operational status of all major systems – plumbing, electrical, heating, and cooling – and check the roof, the foundation, and the home’s exterior. The inspector’s job is not to fix or warn you about potential issues but to take note of the house’s current condition at that point in time and any safety or repair concerns.
What is involved in a home inspection?
A home inspection is a visual inspection of the accessible areas of the home both on the exterior and interior. This will include items such as grading and drainage of the property, roofing, insulation, ventilation, chimneys, exterior wall covering (siding, stucco etc.), windows and doors, the structural integrity of the home, foundation, electricals and plumbing.
Who needs to get a home inspection?
The simple answer is that anyone purchasing a home should get a home inspection. During the purchasing process the lender is likely going to require that a CPI (Certified Home Inspector) inspect the property. A home inspection ensures the home buyer is covered from potential costly repairs that may be revealed during the home inspection prior to the transaction being completed.
What is the cost of a home inspection?
Depending on the size of the home an inspection may cost anywhere between $450.00 – $650.00 plus applicable taxes. If the home is more that 45KM outside of Saskatoon additional mileage cost may be required.
How long does a home inspection take?
A typical inspection is going to take approx. 3 hours to complete. Once the inspection is complete the inspector will stay at the home to meet with the buyer and real estate agent to discuss the inspection report.
How can I pay for my home inspection?
NSP Home Inspections accepts credit card payment, e-transfer, cash or cheque.
What does the home buyer need to do prior to the inspection?
NSP will provide a pre inspection contract for the client to review and sign prior to the home inspection taking place.
Does anyone need to accompany the home inspector during the inspection?
NSP is a proud member of the Saskatchewan Realtor Association which gives the inspector access to the property without the agent or home owner being present. It is advised that the potential buyer of the property comes to the home during the last hour of the inspection to review the report and ask any questions they may have while the inspector is present.
